Stamp Duty savings? If you buy off the plan, then you are entitled to stamp duty savings. This reduces your upfront contribution.

Buy New vs Buy old? Not an easy question to answer, depends on your position.  We need to consider the stamp duty relieve you get by buying new, the depreciation benefit, rental yield of new vs old & lastly, capital growth versus stable rental yield. These are things that you need to consider.


We have developed a comprehensive table showing you:

  1. -How much you will need to contribute upfront (based on the amount of deposit you have)

  2. -The ‘effective’ monthly repayment you need to make after taking into consideration rental yield & possible tax refunds

  3. -For example, if you are in VIC and you buy a $300,000 property, based on your marginal tax rate of 38%, rental yield of 4%, 10% deposit & possible tax refund, we estimate that your effective monthly payment is only around $496 per month! (and this does not include potential depreciation benefits which will lower this further!)

  4. -Assumed 8% interest rate

  5. -Effective tax rate of 38%

  6. -Rental yield 4%

  7. -For a $400K purchase, with 10% deposit, you would need to pay approximately $660/month
